Large living room with modern and fully equipped kitchen, 4 bedroom, 5 bathrooms with steps from living going up to Mezzanine (office space), large laundry area and in basement with remote controlled doors double garage of 40m2 and leisure area of 36m2. In the landscaped garden a pool. Automatic irrigation system.
Has geothermic pump, solar panels, heated floor (hot and cold), central vacuum cleaning system, video surveillance, alarm system, electric shutters with thermic insulation. With only € 100 p/m on electricity the house has a temperature of 25º in winter throughout. Some additional info on the system: 1) underfloor heating and cooling the house is equipped with underfloor heating/cooling system in all rooms apart from the garage. The system consists of aprox 1KM of coils of PEX-b 16mm pipes berried in the concrete floor. We pump warm water to heat the house or cool water to cool it down through the pipes. This system is similar to this one: http://www.thermo-floor.co.uk/ Each room has a thermometer that triggers the water pumping for that room only when the set themperature is reached. Because with this technology the whole floor becomes the "radiator" the heat exchange area increases a lot comparing to the traditional heating and cooling systems. Therefore it is very efficient in heating up the house with water themperatures of around 30Cº - 35Cº. And to cool it with water themperatures of 15Cº-20Cº. 2) Solar pannels: We have aprox. 14M2 of thermal solar panels that provide almost 100% of the hot water needed + a contribution to the heating system (because we can heat up the house with water at 30Cº) + excess to the swiming pool in the summer. 3) 1000 lts of accumulation tank: There is a 1000lts accumulation tank to store the excess heat produced by the solar panels during the day to warm up the house at night. 4) Heat pump. When we want to warm up the house and the water themperature inside the accumulation tank drops bellow the set themperature it triggers the highly energy efficient and low power geo-thermal heat pump: http://en.wikipedia.org/wiki/Geothermal_exchange_heat_pump Our heat-pump has a COP 4. Which means that for each KWh of electricity consumed it generates 4KWh of heat/cold. Electricity is the only energy used in this house. The set themperature has been 22Cº for the whole winter and our electricity bill was always bellow 100€ (which includes heating, pool filtering, garden irrigation, cooking, lighting, building works around the garden...) 5) energy conservation: - all the windows have the wider double glazzing available in our market. - all the house has double insulation. rock wood inside the walls + 5cm "capoto" on the external wall all over it. 6) we are considering installing solar photovoltaic panels to sell power to the grid. Although this has no impact whatsoever in the power consumed by the property... it would generate roughly 4K€ of cash per year. But we havent decided about this yet.
